HOUSE RULES

Welcome to The Hive 165 at 165 Genesee Street! We have poured our hearts and souls into this property and are forever indebted to the energy, sweat, and tears it took to create this space. We are so glad you are here to enjoy it.

Please take a few moments to review the following house rules and local tips as you begin your stay. We hope you enjoy The Hive as much as we do and have a wonderful visit!

For any questions or concerns, please do not hesitate to reach out to the rental host.

1. No Smoking or Vaping Allowed: Smoking or vaping of any kind is prohibited inside this rental. A $500 fee will be charged if smoking or vaping occurs indoors. Please smoke or vape outside only and dispose of all materials safely and properly.

2. No Parties or Large Events: Parties and large events are not permitted unless prior arrangements have been communicated to and approved by the rental host before booking.

3. No Pets Allowed: Pets are not permitted in this rental unless approved in advance by the rental host. If approval is granted, please promptly attend to your pet’s bathroom needs, clean up after them, and dispose of waste properly. All pets must be crated when left unattended. Failure to follow these rules will result in an additional $300 cleaning fee, in addition to the standard cleaning fee.

4. Unregistered Guests: The rental host reserves the right to cancel the reservation at any time during the stay, without refund, if unregistered guests are present on the property after 8:00 PM without prior approval. Unregistered guests may not be given access to the unique entry code provided for your stay.

5. Parking: Due to the location of this rental, reserved or preassigned parking is not available. Street parking is permitted, provided all posted city regulations and signage are followed; however, no on-street parking is allowed after 10:00PM. For added convenience, nearby properties, including the Landmarc Building and the DoubleTree by Hilton Hotel Utica, offer public parking options, as well as the City Parking Garage, which is accessible 24/7. Payment is card only.

  • If a Snow Emergency is declared, all vehicles parked on the street must be removed by 10:00PM.

6. Quiet Hours: Quiet hours are in effect from 10:00PM to 7:00AM.

7. Care of Property: Please take care of all furnishings within the rental. Guests will be held financially responsible for any damages that exceed the standard cleaning fee. We understand that accidents happen, and we ask that you notify the rental host promptly if any damage occurs during your stay.

8. Furniture: Please do not rearrange the furniture.

9. Climate Control & Windows: Please do not open the windows. The system is preset to a comfortable temperature; please do not adjust or tamper with it, as any alterations may cause damage to the property. Any electric costs exceeding $250 for the month of your stay will be billed to you. If you need assistance or adjustments, please contact the host.

10. Health & Suitability of Stay: Severe medical conditions should be disclosed prior to booking. At this time, the building is not suitable for hospice or end-of-life care.

11. Cleanliness: Please ensure all trash and any open food or drink containers are removed from surfaces and kitchen appliances and placed in the trash bins. Feel free to enjoy any complimentary snacks or coffee provided.

12. Early Check-In and Late Check-Out: Requests for early check-in or late check-out must be made within 24 hours of the desired time and are subject to availability and approval.

13. Check-Out Instructions: Please remove all used sheets, comforters, and any bath towels from the beds and place them in the laundry room prior to departure.

14. Interim Cleaning Fee: For long-term stays, an interim cleaning fee of $200 will be charged every 30 days.
